This set of five industrial brick buildings of the 18th century is located in Bérou La Mulotière in the Eure and Loir with a covered living area of 2700 m² on a plot of 1.3 hectares fenced and bordered by the Avre, river de first category very popular with fishermen.
Formerly a military barracks, electricity company and wire-drawing plant, this site was bought by two theater enthusiasts in the year 2000. They organized many professional theatrical evenings. They planted a hundred or so trees, shrubs and plants of various species and built a small pond. Only the main house is inhabited with 510 m² of surface and a studio included.
It offers six bedrooms including a master suite with shower room and dressing room, a living room of 45 m² with a wood stove, a large office and a spacious fully equipped kitchen. The style is eclectic and warm.
A second building called “the theater” is equipped with a fully equipped theater and has underfloor heating, a bar, a restaurant and a modern fitted kitchen. This space can be converted into a dwelling of 315 m² on the ground floor in a loft spirit.
The other three buildings are in their raw state and have great potential for development thanks to their volumes and their unique environment.
The green haven, the privileged location, the potential to exploit and the atmosphere are the main assets of this site.
