SALES
Sales fees:
5% incl. VAT of the sale price, payable by the seller, for properties priced at €200,000 incl. VAT and above.
Flat fee of €10,000 incl. VAT, payable by the seller, for properties priced at €200,000 incl. VAT and below.
These fees apply to the majority of transactions and may exceptionally vary within limits close to the conditions set out above.
RENTALS
Residential properties (tenant viewings, tenant file preparation and lease drafting):
Agency fees payable by the tenant: one month’s rent excluding charges, within the cap set by the ALUR law, i.e. €12 incl. VAT/m² in very tight market areas, €10 incl. VAT/m² in tight market areas, and €8 incl. VAT/m² in other areas.
Agency fees payable by the owner: one month’s rent excluding charges incl. VAT.
As an optional service, an additional €3/m² is payable by both the tenant and the landlord for the property inspection (inventory of fixtures).
Commercial premises or offices payable by the tenant: 30% of the annual rent excluding taxes and charges.
PROPERTY SEARCH
Fees payable by the buyer:
2.5% incl. VAT of the property price when the property is already listed for sale with a real estate professional.
4% incl. VAT of the property price when the property is negotiated directly with a private seller.
